Repair, Not A Delay

A Quick Patch That Fails In Two Weeks Isn't A Repair

Real diagnostics, real fixes, real parts. The job done right the first time.

Capital Region winters demand a boiler that works every time. When yours doesn't, you need a team that responds fast and fixes it properly the first time. Most boiler problems trace back to a handful of common failure modes: circulator pumps that have seized, ignition or pilot system failures, zone valves that won't open, pressure relief valves that have given out, or scale buildup that's blocking heat exchange. Diagnosing the actual cause matters more than swapping parts and hoping.

Our service trucks carry the common boiler parts and components we know are most likely to be needed. That means most repairs finish in a single visit instead of waiting two days on a parts order while your house is cold. Licensed technicians work on every type of residential boiler we encounter across the Capital Region: oil, natural gas, propane, steam, and hot water systems from every major manufacturer.

If the diagnosis shows your boiler is past the point where repair makes sense, we'll tell you that honestly. Sometimes a repair quote on a 22-year-old system that's failed three times this season is the wrong answer. In those cases we walk you through the math on boiler replacement and let you decide. For boilers that are still in good shape, annual boiler maintenance is the cheapest way to prevent repair calls in the first place. See the full boiler service range for everything we cover.

Before The Tech Arrives

While You Wait, Check These

Sometimes the problem is something you can fix in 30 seconds, no service call needed. Try these basic checks before our truck pulls up. If the boiler still isn't running, our tech will dig deeper when they arrive.

Stop If You Smell Gas
If you smell natural gas, leave the home immediately, call your gas company from outside, and call us after. Do not flip switches or use any flame near the unit.

Pre-Service Self-Check

Five things to try before our tech arrives

  • Thermostat batteries and setting Dead batteries or accidentally bumped to "cool" stops the boiler from firing
  • Boiler power switch and breaker Many boilers have a dedicated switch on the unit and a breaker in the panel. Check both.
  • Pressure gauge reading Healthy reading is usually 12-15 psi cold, 18-22 psi hot. Way too low or way too high means call.
  • Oil tank level (oil systems only) If you're heating with oil, check the tank gauge. Empty tank is a quick fix and a common cause.
  • Reset button (one time only) If the boiler has a reset button, you can press it once. Multiple resets can damage the system.
What Could Be Wrong

Common Boiler Problems We See Most

If your symptoms match one of these, here's what's typically going on and what the fix usually involves.

No Heat At All

Boiler Won't Fire

Likely Cause

Ignition or pilot system failure, gas valve issue, thermocouple problem, or a tripped safety control. Could also be a thermostat or wiring issue.

We carry the common parts on the truck
Banging & Kettling

Strange Noises

Likely Cause

Scale and mineral buildup in the heat exchanger, trapped air in the system, failing circulator pump bearings, or expansion tank issues that cause water hammer.

Often a same-visit fix
Cold Rooms

Uneven Heat Distribution

Likely Cause

Zone valves stuck closed, circulator pump on a specific zone has failed, air trapped in radiators or baseboards, or balancing valves out of adjustment after years of service.

Diagnosed and balanced same day
Water Around Base

Leaks Or Dripping

Likely Cause

Failed pressure relief valve, corroded fitting, expansion tank failure, or in worst cases a cracked heat exchanger. Speed of diagnosis matters here, even a slow leak can cause real damage.

Get a tech out the same day
Short Cycling

Boiler Turning On & Off

Likely Cause

Oversized boiler for current heat load, low system pressure, faulty aquastat or low water cutoff, bad flame sensor, or limit control acting up. Short cycling burns fuel and wears parts fast.

Worth diagnosing soon to prevent damage
Pressure Drop

Low System Pressure

Likely Cause

Small leak somewhere in the system, automatic fill valve has failed, expansion tank waterlogged, or air pockets in the loop. Often shows up alongside uneven heat or noisy operation.

FAQ

Boiler Repair Questions

The honest answers homeowners ask most when something stops working.

For active no-heat emergencies during the winter, our goal is same-day dispatch. Off-hours and overnight calls during heating season get prioritized over routine maintenance bookings. For non-emergency repairs (uneven heat, strange noises, planned diagnostics), we typically book within 1-2 business days. When you call, the dispatcher tells you the realistic ETA before you commit, no false promises to get you off the phone.
Repair costs vary widely based on what's actually wrong. Simple repairs like a thermostat issue or igniter replacement run on the lower end. Mid-range repairs like circulator pumps, zone valves, or pressure relief valves are common. Major repairs like cracked heat exchangers or complete control board failures are when replacement starts entering the conversation. The diagnostic visit gives you a written flat-rate quote before any work begins, so you know exactly what you're committing to.
Yes. Our techs service all major residential boiler brands including Weil-McLain, Burnham, Buderus, Navien, Rinnai, Lochinvar, Carrier, Bryant, and Lennox, plus older systems from manufacturers no longer in production. Steam, hot water, natural gas, propane, and oil-fired boilers are all in our wheelhouse.
Rare but it happens. If a specialty part needs to be ordered, we communicate the expected timeline clearly and prioritize getting back to your home the moment the part arrives. For emergency situations where heat needs to stay on, we work with you to find a temporary solution while we wait. We don't leave a homeowner stranded.
That's your call to make. The diagnostic visit gives you a written quote and honest information about what's wrong. If you decide not to proceed with the repair right now, you pay the diagnostic fee and walk away with the diagnosis. No pressure, no scare tactics, no hard-sell upgrades. We'd rather you make the right decision for your situation than feel pushed into a repair you weren't ready for.
Depends on the boiler. If the system is under 12 years old and the repair is reasonable, fix it. If the boiler is 15-20+ years old, has needed multiple repairs in the last year, and the next repair quote is more than a third of replacement cost, replacement usually wins long-term. Our tech gives you both numbers on the diagnostic visit so you can make the call with the facts in hand. See the boiler replacement page for the full decision framework.
Annual maintenance is the cheapest insurance you can buy on a boiler. A pre-winter tune-up catches the small problems before they become 11 p.m. emergencies in January. Pressure relief valves, circulator bearings, ignition components, and scale buildup all develop slowly and give warning signs that a tech can catch during a routine visit. See boiler maintenance for what's included.
